What rent should I expect?
What budget do I need for a 1BHK, 2BHK or 3BHK in Bangalore?
1BHK: typically ₹13,000 (most areas ₹12,000–₹16,000); 2BHK: typically ₹25,000 (most areas ₹21,500–₹28,500); 3BHK: typically ₹40,000 (most areas ₹35,000–₹50,000). Areas differ a lot, so check the one you want. Rents by area →

How much more does a flat in a gated society cost?
About 33% more than a standalone building of the same size in the same area. The gap is bigger in some areas than others; each area page shows its own.
How much more is a furnished flat?
A fully furnished home typically rents for about 67% more than an unfurnished one of the same size in the same area; semi-furnished is about 25% more.
Is maintenance included in the rent?
Often not, especially in gated societies, where maintenance is commonly quoted on top of rent. Always ask whether a quote is “inclusive” and get the split written into the agreement.
Deposits, negotiating and safety
How much security deposit is normal in Bangalore?
It varies widely by landlord and area, from a couple of months’ rent to as much as ten. A large deposit is negotiable, especially if you can show the rent itself is already at or above the area’s typical level. Whatever you agree, put the amount and the refund terms in the rental agreement.
How do I negotiate a lower rent?
Know the number first. If a quote is above the area’s typical rent for that size, say so and offer something closer to it. Quotes in the top 10% of an area are usually the easiest to bring down. Offering a longer lease or a quick move-in also helps.
How do I avoid rental scams?
Visit the flat before paying anything, including a “token”. Meet the owner, check their ID against the property papers, and pay to an account in their name. Be wary of a rent far below the area’s range; our checker flags anything under the usual low end.
About FairRent’s numbers
Where do the numbers come from?
From rents reported by tenants, collected across Bangalore. Each figure is the median (middle) rent for that size and area. Rents added on FairRent are reviewed before they count. How it works →
Why is there no number for my area or society?
We only publish a number once there are at least 5 reports for that size and area (or society), so a single unusual rent can’t mislead anyone. Adding yours gets it there sooner.
How do I add my rent? Is it anonymous?
Yes. No sign-up or login. Pick your area, size and rent; the building name and email are optional, and your email is never shown.
Why isn’t my report showing yet?
Every report is checked before it’s added, then the published numbers refresh overnight. A single report won’t show on its own until there are 5 for that size and area.
Does FairRent list flats or charge any fee?
No. FairRent has no listings, no broker leads and no paid placement, and it’s free to use. It only tells you what homes actually rent for.
How often is the data updated?
The published numbers refresh daily. Today they cover 91 areas and 19,159 rents. Bangalore Rent Index →
